What is the AmeriDream Program?

Many people dream of owning a home but don’t think it’s possible because they lack the resources for a downpayment. The AmeriDream Downpayment Gift Program was set up specifically to help these prospective homeowners. AmeriDream is designed to give more people the opportunity to buy a home by providing the downpayment for people who can’t provide it themselves.

The AmeriDream Program gives the prospect the downpayment - up to 5% of the purchase price - so that they can become homeowners. Yes, we said “GIVES,” which means the recipient of the downpayment does not have to pay it back.

What’s the catch?

There isn’t one! By providing downpayment assistance, the AmeriDream Program creates a larger pool of Buyers by enabling more prospects to buy a home and start living the American Dream. For this service, we charge the Builder/Seller a fee.

1. How do Buyers qualify?

  • Buyers must qualify for a loan that allows Gift Funds.
  • Buyers must purchase their home from a Builder/Seller who has enrolled his or her home in the AmeriDream Program.

Builders/Sellers have the option of enrolling their homes in AmeriDream’s Gold, Silver or Bronze Program. By purchasing a home in the Gold program, Buyers are eligible to receive up to 5% of the home’s purchase price to apply toward their downpayment and closing costs. With the Silver Program, Buyers are eligible to receive up to 3%; and with the Bronze Program, they are eligible to receive up to 2%.

2. Does the downpayment assistance come from the Builder/Seller?

No. The downpayment funds come from a pre-existing pool of money raised by The AmeriDream Charity, Inc. The funds do not come from the Builder/Seller.


3. Will the AmeriDream Charity run out of money?

No. After a home sale closes, the Builder/Seller pays a service fee, which covers the administrative costs of the program and helps replenish the pool of funds so that even more people can become homeowners! The Charity also receives contributions from individuals, and engages in other real estate transactions to earn money and help the pool grow.

4. How do I get the money?

After you qualify for the loan and purchase an “enrolled” home, the Lender requests the funds. AmeriDream then sends the money for your downpayment to the closing company!

5. Are there any income limits?

The AmeriDream Downpayment Gift Program is for low to moderate income homebuyers.

6. Suppose I have some money, can I still use the program?

Yes, as long as the Builder/Seller is willing to participate in the program, AmeriDream imposes no restrictions.

7. Is this program only for first-time Buyers?

No. Anyone can use it.

8. Is there a limit to the amount of gift money?

No. AmeriDream will gift up to 5% of the purchase price of the home as long as the Builder/Seller is willing to participate in the program.

9. Why would a Builder/Seller be willing to pay a fee to sell a home?

Because participating in the AmeriDream Program makes their homes available to a larger number of Buyers. More Buyers equals less time on the market, which actually saves them money in the long run. Sometimes Builders/Sellers will “negotiate” the price of the house or pay some of the closing costs. Builders sometimes give away “extras” or upgrades to make a sale. Chances are they won’t be able to do these things and participate in our program but without the program, you can’t buy the house anyway! The home must “appraise” so you don’t pay more than it’s worth.
